What an Annual Boiler Service Covers, and What It Costs

An annual boiler service runs $200 to $500 on HomeGuide's July 2025 gas figure, and it buys a cleaning, a controls check and a safety inspection. Skip it and the parts that fail first are the ones the visit exists to catch: the relief valve, the expansion tank, the low water cutoff.

The interval comes from a safety agency and the manuals. CPSC states it flatly: "Have the heating system professionally inspected and serviced annually to ensure proper operation." Amtrol writes the same duty into its tank instructions, sending a professional plumber over the whole system, expansion tank included, once a year at minimum, and more often as the system ages.

What the annual visit includes

No national checklist exists, only manufacturer instructions and one standard.

1. Controls and safety devices. ASME CSD-1, 2024 edition, covers controls and safety devices on automatically fired units under 12,500,000 Btu/hr of fuel input, and the 2021 and 2024 IRC point at it in M2001.1.1. The standard sets no lower Btu bound, so by the code's own terms it reaches a house boiler, which sits far below that ceiling; the governing IRC edition is whichever your state adopted.
2. The relief valve. Weil-McLain's EG/PEG manual wants relief valves reinspected at three year intervals or shorter, handled by a licensed plumbing firm or by an inspection agency with authority, and never by the owner.
3. The expansion tank. Amtrol has pre-charge read with the tank isolated and empty of water, since checking it releases a little air, and bars adjusting a corroded or damaged one.
4. The low water cutoff. Utica's PEG-E manual pulls the probes ahead of every heating season, for inspection and cleaning, and has the cutoff checked monthly to confirm it still protects the boiler.
5. Antifreeze, where the loops carry it. Raypak wants the solution checked yearly and analyzed, at bare minimum, for glycol concentration, pH and fluid quality.

Temperature limits get read, not guessed: Resideo publishes ranges for its relays and no recommended number, telling the installer to follow the boiler maker's setting, which makes the aquastat a controls question. Emitters get a look too, cold fin-tube in hot water baseboard or cast iron radiators.

The gauge and the alarms are yours. Behind the jacket, at the gas train, the oil burner or the wiring, it is licensed work. The call on (800) 555-0163 costs nothing, and a heating pro with a license answers.

Boiler service cost, publisher by publisher

No survey stands behind these numbers, and none is a price anyone here can honor.

Two cautions. HomeGuide and Fixr print an identical annual range, so treat it as one published figure; HomeAdvisor discloses that its cost pages are created with automation technology and edited in house, so read all three as reported estimates. HomeGuide prices a flush and descaling separately, $150 to $600.

Gas boiler service and the checks a flame adds

A gas boiler service runs that list plus everything that makes and vents a flame. Ignition is where the model year shows: on gas-fired hot water and steam units made from January 15, 2021 onward, federal rules no longer permit a constant-burning pilot, so a unit built since then has no standing pilot, while the cast iron veteran downstairs may still burn one.

The agency instruction sits inside carbon monoxide guidance, not efficiency guidance, and that is the honest framing for gas boiler maintenance: the safety check is the product, cleaning the side benefit. Propane changes the fuel, not the order of work; ACS 2024 counts 6,183,787 US occupied units on bottled, tank or LP gas.

The unit's own gas valve and ignition belong to this visit: HomeGuide's July 2025 table prices a gas valve replacement at $200 to $900, HomeAdvisor's June 2026 table $300 to $1,100 all-in. Piping upstream of the appliance is another trade's work; the equipment itself sits with gas fired boilers.

Oil boiler service, the Northeast's other annual visit

Oil is regional. ACS 2024 counts 3,844,459 occupied units in the Northeast heated with fuel oil or kerosene, 16.8 percent of the region against 0.7 percent across the Midwest, and EIA puts about 4.79 million US households on heating oil in winter 2023-2024, roughly 82 percent of them in the Northeast.

That burner costs more to keep: HomeGuide's July 2025 by-fuel table, parts and labor, puts oil at $150 to $500 against $100 to $400 for gas. EIA's monthly US residential average sat at $3.693 a gallon in December 2025 and January 2026, then closed the season at $5.535 the week of March 30, 2026, after Brent crude went from $61 to $118 a barrel in one quarter.

In Massachusetts the Department of Fire Services issues an Oil Burner Technician Certificate, which is what stands behind anyone installing, repairing or servicing a fuel oil burner and its associated equipment. It runs two years. The practical answer to how to service an oil boiler there is to hire the certificate. An oil boiler service contract is a billing arrangement rather than a different procedure, and HomeGuide prices an annual contract at the same figure as the visit itself. Tank and burner detail sits with oil fired units in Northeast basements.

Steam boiler service is not the same visit

Steam shares a fuel with hot water and little else; the extra work sits at the low water cutoff. McDonnell and Miller's Series 67 manual asks for a weekly blow down while the boiler is in operation, an annual strip-down taking in the float chamber and equalizing piping, and replacement at 10 years. One maker's schedule for one device, and the water leaving the blow down valve is at operating temperature, so none of it is owner work. Pressures and the faults behind them sit with steam systems and their controls; banging or kettling between visits is diagnostic, and what each sound is telling you sorts them.

Electric boiler services, and one boundary worth naming

Electric units keep every wet component and lose the flame; HomeGuide's July 2025 table puts electric service at $150 to $450. The paperwork thins out too: the federal table at 10 CFR 430.32(e), for units made from January 15, 2021 onward, sets no AFUE standard for electric hot water or electric steam boilers. Still on the list: relief valve, expansion tank, circulator, controls.

Housekeeping, since search results mix them: the subject here is hot water and steam, the hydronic systems. Electric baseboard heaters have no water and no relief valve, and are an electrician's job.

What you can check between visits

The relief valve has one owner action, and it has a condition. Before the lever is touched, confirm the discharge line is connected and stand clear of its outlet, because what leaves it is water at boiler temperature: Weil-McLain requires that line to be metal, run to a safe place of disposal and installed by a qualified heating technician. Then Watts prints the duty in capitals, once a year, by the boiler owner, to prove the waterways are clear. If no water flows the valve is inoperative: shut the boiler down and call a plumber.

The list stops at the gas train, the oil burner and any electrical work. If the heat is already gone, work the order in what to check when there is no heat first; the line is free and a heating contractor licensed for this work takes it.

What a skipped service costs later

A relief valve that weeps repeatedly is the loudest warning. Weil-McLain's user manual splits the cause by type: on water boilers the expansion tank may have stopped working, on steam the limit control may be sitting too high, and either way the instruction is a qualified service technician, straight away. The same maker's CGa manual adds that automatic air vents on a closed-type tank let air out until the tank waterlogs, so a waterlogged expansion tank announces itself at the valve.

Parts get expensive as they fail. HomeGuide's July 2025 table prices a circulator pump replacement at $300 to $1,100, an expansion tank at $200 to $800, a zone valve at $100 to $500, an ignitor at $100 to $400. No aggregator read here prices an aquastat or a relief valve, so that price comes from the contractor holding the part.

Age decides how long repairs stay worth it: RECS 2020 counted 6.79 million Northeast homes with main heating equipment 20 years old or more, of 21.92 million. Past a certain repair the question becomes what a replacement costs.

Booking before the heating season starts

Cold comes on a schedule, and so does the surcharge. NOAA's 1991-2020 normals, base 65 degrees F, put the Portland Jetport in Maine at 6,795.2 annual heating degree days, Minneapolis-St Paul airport at 7,399.0 and Chicago O'Hare at 5,974.3.

Check the credential. Connecticut's S-3 limited license names boilers outright. Michigan's LARA requires the permit for a residential steam or vapor boiler at 15 psig or less to be pulled by a mechanical contractor whose classification covers hydronic heating and cooling plus process piping. Wisconsin requires an HVAC Contractor registration under SPS 305.70 to service heating equipment for others.

HomeGuide's July 2025 rates are $75 to $150 an hour in ordinary hours, $140 to $210 for emergency work. A visit booked in September is billed at the first; searching boiler service near me at nine on a January night is what the second is for.
